Business rates changed in 2026

Has your rateable value — or your rates bill — changed?

Scotland’s revaluation took effect on 1 April 2026, updating rateable values across commercial property. Changes to your valuation, rates and reliefs can affect what your business pays.

A higher bill can have a valid explanation. A review helps you understand the figures, check whether the valuation reflects your premises and consider whether the right reliefs have been applied.

What we review

Four areas. One clear starting point.

Business costs can be complex. A change in your premises, contract or billing can be worth a closer look. We help businesses understand the charges and the evidence behind them.

Business Rates

Your Scottish business premises, rateable value, reliefs and rates bill — including changes following the 2026 revaluation.

Electricity

Commercial electricity bills, meter readings, unit rates and standing charges, checked against the supporting contract.

Gas

Commercial gas bills, estimated readings and contractual charges, to understand how your costs have been calculated.

Water

Commercial water and drainage charges, the basis of your bill and whether it reflects your business premises.

Business Rates, Electricity, Gas and Water selected for review are separate review matters as applicable. For example, one business-rates assessment and one electricity supply are two review matters. We confirm the number of matters for multiple premises or supplies before you agree the fee.

Success fees: 20% + VAT. For Business Rates, this applies to the qualifying saving over the first 24 months following the reduced value taking effect. For Electricity, Gas and Water, it applies to the qualifying recovery, including credits, under the agreed terms. Recoveries go to you; we invoice our fees separately.

The assessment fee pays for the review even if no grounds for further action are found, subject to the agreed cancellation and refund terms. A correction, saving or recovery is not guaranteed.
